Process

We have been building homes in Central Oregon's premier neighborhoods since 2000. We have the experience and knowledge to bring your project in on time and on budget, assuring you a high degree of satisfaction and a top quality product. Here's how we can help:

Real Estate Acquisition and Sales:
24 years of experience selling and buying real estate in Deschutes County, gives us the experience and knowledge to help you identify a lot and budget for the build prior to purchase.

Design and Development Coordination:
We operate at peak efficiency and value if brought in to the design/build process in the early stages. We act in tandem with your design team to give real time costing information therefore streamlining the process and assuring that budgets are met. We also work to make sure that the design professional is aware of site issues or restrictions and provide information valuable to them for design and engineering of the home.
 
Pre-Construction Services:
We are able to give a preliminary estimate at 40% complete plan stage. This makes sure the project is tracking cost-wise from the earliest stages so that major revisions aren't required at a later date. From there, we offer value engineering if costing shows the project is going over budget.​ At 95%-100% complete documents, we go out to the subcontractors for a competitive bid on the project. If paid for Pre-construction services prior to project start we offer a reduction on fee.

Construction Project Management:
Throughout the project, we will be onsite and operate as an interface between subcontractors, architect and owner. Timeline and Cost Budgeting are established with the contract and daily, weekly and monthly reporting is ongoing as necessary. Accounting is done monthly.
